Pet & Animal Policy

Pets must be licensed and immunized in accordance with applicable regulations and inoculated as required by local, county, or state statute, ordinance, or health code. Pet Vaccinations and a photo of the pets are required. A Veterinarian Certification of Breed and Temperament Form must be completed and on record at move-in.

No more than two (2) pets in an apartment or townhome.

A non-refundable $300 pet fee is applicable for each pet and $40 per month.

Dogs are not allowed outside the Apartment unless on a leash (in accordance with local leash laws) and under the residents’ control or under the control of a designated responsible person.

Cats must be indoors only. Only domestic breeds are allowed.

Pets must not be left alone, at any time, outside of the apartment. Animal control will be called to remove any pets left unattended within the community.

Dogs may not be tied to any fixed object (such as a tree) anywhere in the community. The residents may not keep their pets on balconies or patios, unleashed or unattended, at any time.

No Pets are allowed in the swimming pool area, other apartments, laundry rooms, offices, clubrooms, or any other recreational facilities, except as required by applicable laws related to Service/Emotional Support Animals.

Dogs and Cats must be housebroken. Dogs and Cats over the age of 9 months must be spayed or neutered.

Dogs over the age of 7 months must be licensed.

The residents will not allow pets to become a nuisance to other residents, which includes but is not limited to biting, excessive barking, or whining.

A pet will not be permitted to disturb the health, safety, rights, comfort, or peaceful and quiet enjoyment of other residents.

Upon maintenance requests, dogs must be restricted to an area not affected by the service request.

The resident is responsible for any extermination fees incurred for keeping a pet in the apartment.

There is a required Non-Refundable Pet Fee for each pet as well as a monthly Pet rent. (Prices depend on community and/or State.) See Schedule of Mandatory Community Fees to determine your community-specific pet fees.

Domestic animals, including dogs and cats, are permitted upon Management’s written authorization only. Certain pets are not permitted, including monkeys, ferrets, snakes, livestock, reptiles, and certain dogs. There is no weight limit, but we do have breed restrictions for dogs.

The restricted dog breeds for all homes include without limitation:

  • Pit Bulls (a/k/a American Staffordshire Terriers)
  • American Bull Dog
  • Tosa Inus
  • German Shepherds
  • Rottweilers
  • Presa Canarios
  • Fila Brasileiras
  • Argentine Dogos
  • Akitas
  • Chow Chows


  • Shar Peis
  • Dalmatians
  • Doberman Pinschers
  • Alaskan Malamutes
  • Basset Hounds
  • Blood Hounds
  • Bull Mastiffs
  • Wolf Hybrids
  • and all mixes of these breeds

A third-party company, Pet Screening, will work with you to make sure that you have filled out all the paperwork needed and will work collaboratively with you to make sure that you have completed all the paperwork needed.

Service/Emotional Support Animals:

Service/Emotional Support Animals for residents will always be permitted with verification that the resident qualifies as disabled or requires the animal to have equal opportunity to use and enjoy the Apartment and Community. Completion of a Pet Addendum will be requested; however, all fees and deposits specific to the animal will be waived, and the animal cannot be counted in the maximum pet allowance per community rules.
